What "55+" actually means in Florida

A community is officially 55+ when it qualifies under the federal Housing for Older Persons Act (HOPA). That means at least 80% of occupied units must have at least one resident age 55 or older. Practical implications:

• At least one buyer in the household must be 55+, but the other spouse can be younger (most communities require the younger spouse to be 18 or 19+, though a few set this higher).
• Children and grandchildren can visit. Some communities limit consecutive nights — typical is 30–90 days per year.
• Permanent occupancy by anyone under 19 is generally not allowed.

Top Lakewood Ranch 55+ communities

Del Webb Lakewood Ranch (by Pulte/Del Webb). Esplanade by Siesta Key (Taylor Morrison) — note: not strictly 55+ but skews active-adult. A mixed-age community with a heavy active-adult resident profile. Worth knowing if you don't strictly want age-restricted but want an active-adult lifestyle.

Indigo (by Neal Communities). Smaller, gated, lower price point ($350K range). Resort-style pool and fitness facility. A solid value play if Del Webb feels too large.

Stoneybrook at Heritage Harbour. Long-established golf community with 55+ sections. Located east of I-75 in Manatee. Golf, tennis, pickleball, fitness center.

Pelican Pointe Golf & Country Club. Venice-area gated golf community with 55+ residency profile. Lower price points than the Lakewood Ranch options.

VillageWalk of Sarasota (DiVosta). Mediterranean-style maintenance-free community in central Sarasota. Walkable Town Center with restaurant, fitness, and a real lap pool. Mixed-age, but heavily active-adult resident base.

Communities to know about further south

IslandWalk at the West Villages. Another DiVosta development in Wellen Park. Same Mediterranean-villa aesthetic as VillageWalk, similar amenities.

Sarasota National (Lennar). Major golf community in Venice. 55+ sections plus all-ages sections. Audubon-certified golf course, tennis, fitness, full restaurant.

Boca Royale Golf & Country Club. Established community in Englewood with 55+ residency emphasis. Golf, tennis, lower price points than LWR options.

How to choose: a decision framework

The biggest mistake we see active-adult buyers make is choosing the community based on the model home rather than how they'll actually live there. Here's a cleaner framework.

Activity level. Del Webb and Cresswind have the highest density of organized activities — clubs, classes, league sports — daily. Smaller communities like Indigo, Boca Royale, or Pelican Pointe have a lighter calendar that fits residents who self-organize.

Budget — including HOA, CDD, and golf. A $450K Del Webb home can carry $4,500/year in HOA + $2,500/year in CDD, plus optional golf membership. The same buyer's all-in monthly housing cost differs significantly across communities. Always look at total monthly carrying cost, not just price.

Pickleball density. If pickleball is your sport, court count matters. Del Webb (8+ courts), Cresswind (6+), Brightmore (4+), and IslandWalk all rank well. Smaller communities may have 1–2 courts, which means waiting lists during snowbird season.

Golf or no-golf. Sarasota National, Pelican Pointe, Boca Royale are golf-required (or strongly golf-oriented). Del Webb, Cresswind, Brightmore are not golf communities — golf is available nearby but not built into the HOA.

Walkability. Wellen Park-anchored communities (Brightmore, Renaissance, IslandWalk) win here — the new Wellen Park Town Center is walkable from these communities. Lakewood Ranch communities are more drive-to.

Golf transfer fees. Some golf-required communities (Sarasota National, Boca Royale) charge a one-time golf membership transfer fee of $5,000–$25,000 at purchase. We always disclose this before offer.
