Lakewood Ranch is not one gated community. It is a 35,000 acre master-planned community, developed by Schroeder-Manatee Ranch, containing more than thirty villages, many of which are individually gated. Asking which one is best is really asking which trade-off you want to make between age, price tier, golf structure and county.

The Waterside neighborhoods deserve particular attention from relocating buyers, because they sit in Sarasota County rather than Manatee County. That changes the school district, the property appraiser and the county millage, and it puts residents within reach of Waterside Place, which opened in late 2021 as Lakewood Ranch's Sarasota County town center.
IslandWalk is the largest and most established, Sarasota National is the golf choice, Gran Paradiso offers the widest range of home types including townhomes, and Brightmore is the community built specifically for 55 plus buyers.
Wellen Park is master-developed by Mattamy Homes, which rebranded the area from West Villages in 2020. It is meaningfully newer than Lakewood Ranch, which is both the attraction and the caveat. You get current construction standards and current wind mitigation features. You also get less resale history to price against.

One point of confusion worth clearing up. Wellen Park addresses generally read Venice, Florida 34293, because 34293 is a Venice postal ZIP. Most of the community sits inside the City of North Port. The mailing address and the taxing jurisdiction are two different things, and only the taxing jurisdiction determines your millage. Confirm it per parcel with the Sarasota County Property Appraiser.
No. Most gated communities in Lakewood Ranch and Wellen Park use an unmanned card, code or transponder gate. Only a minority fund a staffed gatehouse, and where they do, the labor cost sits in your HOA dues.
This matters more than buyers expect, for two reasons. First, expectation. A card gate deters casual traffic and slows delivery drivers. It does not screen visitors. Second, cost. A twenty four hour staffed gatehouse is one of the largest recurring line items in an HOA budget, and it is a fixed cost that does not shrink when the association wants to hold dues flat.

When you tour, ask to see the HOA budget rather than the brochure. The budget tells you whether you are paying for a gatehouse, a lifestyle director, gated trash service or a reserve fund that is actually funded.
The list price is the smallest part of the question. Your monthly carrying cost is the mortgage plus the CDD assessment, plus master and neighborhood HOA dues, plus any mandatory club or golf dues, plus insurance, plus county and city millage.
Two homes advertised at the same price, one in a bundled golf community and one in a card-gate community without golf, can differ by many hundreds of dollars a month. Neither is wrong. They are different products.

We deliberately do not publish dollar figures for these lines. They are parcel-specific, they are revised annually, and a number printed in a blog post is stale within months. What we do is pull the current figures from the county tax roll and the association documents for the specific address you are considering.
Del Webb Lakewood Ranch is the established 55 plus option in Lakewood Ranch, and Brightmore is Wellen Park's first 55 plus community. Several other neighborhoods offer maintenance-free living without an age restriction, which suits buyers who want the lifestyle but not the age covenant.
The distinction is legal, not cosmetic. An age-restricted community operates under the federal Housing for Older Persons Act, which sets rules about the proportion of households with a resident aged 55 or older and about who may reside there permanently. If you have adult children or grandchildren who might live with you, read the specific community's covenants rather than assuming.
Buyers who want low-maintenance living without the age restriction should look at maintenance-included neighborhoods such as Indigo in Lakewood Ranch or the villa and coach home products inside Esplanade and Gran Paradiso, where the association handles exterior landscaping.
Lakewood National and the golf sections of Sarasota National are bundled golf, meaning membership and dues are mandatory and attached to the property. Lakewood Ranch Country Club, Country Club East and The Concession operate on optional membership, meaning you can own a home without joining.
Bundled golf is excellent value if you actually play, because the per-round cost is very low once dues are fixed. It is a significant recurring expense if you do not. Buyers relocating from the Northeast or Midwest frequently underestimate how much they will play in July and August, when heat and afternoon storms compress the practical golf season.
Ask three questions before you buy into any golf community here. Are dues mandatory and attached to the deed. Is there a capital assessment pending for course or clubhouse work. What is the current initiation or capital contribution, and is it refundable.
A gate reduces casual vehicle traffic, which reduces opportunistic property crime. It is not a security system, and no honest broker will tell you that a gate replaces locks, lighting, cameras or a monitored alarm.
The more meaningful safety variables in Southwest Florida tend to be construction related rather than gate related. Roof age and roof material, impact glass or shutters, elevation and flood zone, and whether the home was built to post-2002 Florida Building Code standards all matter more to your risk and your insurance premium than whether there is an arm across the entrance road.
If security is genuinely your priority, weigh a staffed gatehouse community against a card-gate community with a well-lit street layout, and price the insurance difference between an older home and a recent build in the same ZIP code.
Choose by structure, not by brochure. Decide first on county, then on age restriction, then on whether golf dues are mandatory, then on gate type. Those four decisions narrow eleven Lakewood Ranch communities and seven Wellen Park communities down to two or three.

That is the work that separates a good purchase from an expensive surprise, and it cannot be done from a community website. Association documents disclose pending special assessments, reserve funding levels, rental restrictions, pet limits and vehicle rules. Any of those can be the reason a particular community is wrong for you, and none of them appear in a listing photo.
Nearly all of them do. A Community Development District funded the roads, drainage, utilities and amenity infrastructure, and the assessment repaying that work appears on your annual Manatee County or Sarasota County property tax bill rather than on your HOA invoice. The assessment usually has a debt service portion that retires when the bonds are paid off and an operations portion that continues indefinitely. Amounts vary by village and by parcel, and they change when a district refinances, so confirm the current figure from the tax roll for the specific address.
Both answers appear in practice, which is why buyers get confused. Wellen Park addresses generally read Venice, Florida 34293, because 34293 is a Venice postal ZIP code. Most of the community sits inside the City of North Port limits, which is what determines the municipal millage on your tax bill. The mailing address does not set your taxing jurisdiction. Confirm the actual municipality for the specific parcel with the Sarasota County Property Appraiser before you estimate the annual tax, because a city millage can change the comparison meaningfully.
Bundled golf means club membership and dues are mandatory and run with the property, so every owner pays whether they play or not. Lakewood National and the golf sections of Sarasota National are structured this way. Optional golf means the community has a course and clubhouse, but membership is a separate decision, as at Lakewood Ranch Country Club and Country Club East. Bundled golf usually delivers a much lower cost per round for frequent players and a meaningful ongoing expense for everyone else, so match the structure to how often you genuinely expect to play.
The Waterside neighborhoods, including Lakehouse Cove, Shoreview and Wild Blue at Waterside, sit on the Sarasota County side of Lakewood Ranch, generally in ZIP 34240. Most of the older and better-known villages, including The Lake Club, Country Club East and Lakewood Ranch Country Club, sit in Manatee County. The county line determines your school district, your property appraiser, your county millage and where you file for homestead exemption. Two neighborhoods a few minutes apart can fall on opposite sides, so verify the county for the exact parcel rather than assuming from the community name.
Neither is categorically better, and any broker who gives you a confident answer is guessing. Lakewood Ranch has three decades of resale history, which makes pricing more predictable and comparables easier to find. Wellen Park is newer, still building out, and has less resale data to price against, which cuts both ways. What we can say with confidence is that carrying cost differences between bundled golf, staffed gatehouses and CDD balances affect your real return more than the community name does. Model the full monthly cost before you compare.
