The Sarasota and Manatee County real estate markets showed stronger closed-sale activity during September 11–18, 2026, following a slower week previously. Homes sold increased in both counties, while pending sales remained active and pricing adjustments continued across the market.

The latest Home Sale Market data gives buyers and sellers an important look at current conditions across Sarasota, Lakewood Ranch, and surrounding Southwest Florida communities. For buyers, continued pricing adjustments may create opportunities to revisit properties that have become more competitively priced. For sellers, the data reinforces the importance of understanding current competition and pricing strategically.

Sarasota County recorded 212 homes sold, up from 167 during September 4–10. New listings also increased from 220 to 273, while 268 homes went pending. Price decreases increased from 270 to 313, indicating that sellers continue to adjust pricing in response to current market conditions.

The increase in closed sales provides a notable change from the previous week's slower activity. At the same time, the number of pending sales remains close to the level of completed transactions, showing continued buyer activity across the county.

New listings totaled 231, meaning closed sales were nearly equal to the number of new properties entering the market. Meanwhile, 491 properties received price decreases, continuing a pattern of significant pricing activity.

Price increases also rose to 119, compared with 46 the previous week. This combination of price increases and decreases points to active repricing across different properties and segments of the Manatee County market.

At the same time, price adjustments remain significant, with 313 price decreases in Sarasota County and 491 in Manatee County.
