Is Buyer Demand Picking Back Up in Sarasota and Lakewood Ranch?

Across Sarasota, Lakewood Ranch, and surrounding areas of Manatee and Charlotte County, the housing market is starting to show signs of renewed energy. After a slower period driven largely by higher mortgage rates, buyer activity is gradually returning — and the data confirms it.

Mortgage rates have eased by nearly a full percentage point over the past year. That single shift has been enough to bring many buyers off the sidelines, especially in desirable Southwest Florida markets where lifestyle, location, and long-term value continue to attract interest.

Home loan applications are rising. Buyer showings are increasing. And sellers who act early may benefit from this momentum before competition increases.

Why Mortgage Rates Matter So Much to Buyer Demand

Buyer demand in Sarasota and Lakewood Ranch is closely tied to mortgage rates. When borrowing costs decrease, affordability improves — and buyers respond quickly.

Rick Sharga, Founder and CEO of CJ Patrick Company, explains it clearly:

“We’re in an incredibly rate-sensitive environment today, and every time we’ve seen mortgage rates drop into the low-to-mid 6% range, we’ve seen an influx of buyers hit the market.”

That pattern is playing out again. Buyers who paused their search in 2024 and early 2025 are now re-entering the market as monthly payments become more manageable.

According to the Mortgage Bankers Association (MBA), the Mortgage Purchase Index is hovering near its highest level so far this year.

MBA data also shows mortgage applications recently reached their highest point in nearly three years — a strong signal that buyer demand is moving in the right direction heading into 2026.

Importantly, this is not just a short-term surge. The data reflects steady improvement throughout the year, not a temporary spike.

Pending Home Sales Are Rebounding in Southwest Florida

Another key indicator of market health is pending home sales — homes that are under contract but not yet closed. According to the National Association of Realtors (NAR), the Pending Home Sales Index is at its highest level of the year.

Pending sales are a leading indicator of future closings. When more homes go under contract, it typically means closed sales will increase within the next one to two months.

For Sarasota, Lakewood Ranch, Manatee County, and Charlotte County, this trend suggests the market is stabilizing and gradually strengthening as we move toward 2026. Many industry forecasts now project modestly higher home sales in 2026 compared to 2024 and 2025.

While short-term rate fluctuations may occur, experts expect mortgage rates to remain relatively stable throughout 2026 — helping support continued buyer activity.

What This Means for Home Sellers in Sarasota, Manatee, and Charlotte County

This shift creates a real opportunity for homeowners considering selling.

Selling in a Market with Renewed Buyer Demand Means:

  • More serious buyers: Buyers re-entering the market often feel they have waited long enough. That urgency can translate into stronger offers.

  • Increased showings: As affordability improves, well-priced and well-presented homes are seeing more traffic.

  • Less competition (for now): Listing earlier allows you to get ahead of sellers who have not yet realized the market is changing.

If you previously delayed selling because buyer activity slowed — or if you took your home off the market due to low interest — this may be the right time to reassess.

Bottom Line

Buyer demand is gradually returning to Sarasota and Lakewood Ranch, supported by easing mortgage rates and improving market indicators. For sellers, early 2026 could offer a strategic window to list before inventory rises.

If you want to understand what buyer activity looks like specifically in your neighborhood — and how to price and position your home effectively — local guidance matters.
