Lakewood Ranch is a 35,000 acre, 30 plus village community with three decades of build-out behind it. Skye Ranch is a single large Taylor Morrison community with one central amenity campus. Wellen Park is a city-scale district inside North Port built around a downtown, a lake and a spring training ballpark.
That difference in scale matters more than any feature list. Lakewood Ranch gives you resale inventory across many price points and many build years, from 1990s villages to homes finishing today. Skye Ranch and Wellen Park are dominated by newer construction, which means fewer resale choices but newer roofs, newer systems and, in most cases, more favorable insurance underwriting.

Skye Ranch is the closest of the three to Siesta Key, Wellen Park is the closest to Manasota Key and Englewood Beach, and Lakewood Ranch is the closest to Anna Maria Island and Lido Key. None of the three is a waterfront community.
This is the single most common misunderstanding buyers arrive with. All three sit east of Interstate 75, inland, on former ranch and agricultural land. You are buying proximity to the Gulf, not frontage on it.
Lakewood Ranch runs east from Interstate 75 along State Road 70, University Parkway and Fruitville Road. Main Street at Lakewood Ranch sits in Manatee County in 34202. Waterside Place, which opened in late 2021, sits in Sarasota County in 34240 and is the newer of the two centers.
Skye Ranch occupies the northeast corner of Clark Road, also signed as State Road 72, and Lorraine Road. Clark Road runs due west from the community and becomes Stickney Point Road, which is the south bridge onto Siesta Key.
Wellen Park sits along West Villages Parkway west of River Road in North Port, in the far south of Sarasota County, close to the Charlotte County line.

Drive times are approximate and assume normal conditions. Season traffic from January through April lengthens every one of these, and the Stickney Point bridge to Siesta Key is a recurring bottleneck on weekends.
A CDD is a special taxing district that repaid the roads, drainage, water lines and amenities the developer built. It appears as a line on your annual Sarasota County or Manatee County property tax bill. An HOA is a private association that bills you separately for ongoing operations.
Confusing the two is the most expensive mistake buyers make in Southwest Florida, because a CDD assessment typically has two parts. The debt service portion pays off the original bonds and eventually retires. The operations and maintenance portion does not retire, because it funds ongoing upkeep. A community with a nearly paid-off CDD and a community that just issued new bonds can advertise identical home prices and carry very different monthly costs.

Lakewood Ranch layers this most heavily, because a home there can sit inside a master association, a village association and a CDD at the same time. Skye Ranch is simpler, with one district and a more unified association structure. Wellen Park sits inside a district structure that traces back to the West Villages Improvement District, plus neighborhood associations that vary considerably between villages such as IslandWalk, Brightmore and the newer Playmore District neighborhoods.
We do not quote CDD numbers in a blog post, and you should be skeptical of anyone who does. The figure is parcel-specific and it changes when districts refinance. Beyond Realty pulls the actual assessment from the county tax roll for the exact address before you commit.
Skye Ranch has the clearest school story, because Skye Ranch School, a K-8 campus inside the community, opened in August 2025 as the first new traditional public school built in Sarasota County in fifteen years. Lakewood Ranch splits between two districts. Wellen Park feeds Sarasota County schools in North Port.
Skye Ranch School opened serving kindergarten through sixth grade, with seventh grade phasing in during 2026 and eighth grade in 2027. For a family with young children, a walkable K-8 inside the gates is a genuine structural advantage that neither of the other two communities offers today.
Lakewood Ranch is more complicated and buyers routinely get it wrong. Homes on the Manatee County side are served by Manatee County Schools. Homes on the Sarasota County side, including much of Waterside, are served by Sarasota County Schools. Two houses on opposite sides of the same road can sit in different districts with different school choice rules and different calendars.
Wellen Park families are in Sarasota County Schools and generally look to North Port area campuses. Sarasota County also operates Pine View School in Osprey, the district's school for gifted students, which admits by testing rather than by address, so it is available to families in Skye Ranch, Wellen Park and the Sarasota County side of Lakewood Ranch alike.
School attendance boundaries are set by the districts, they are revised, and they were revised recently in the Skye Ranch area. Never buy on a school assumption. Confirm the current assignment for the specific parcel with Sarasota County Schools or Manatee County Schools before you go under contract.
Lakewood Ranch has the strongest healthcare position of the three, with Lakewood Ranch Medical Center inside the community and Sarasota Memorial's Lakewood Ranch campus nearby. Skye Ranch draws on the Sarasota Memorial system in Sarasota. Wellen Park relies on Sarasota Memorial's southern facilities in Venice and North Port.
For relocating retirees this is frequently the deciding factor, and it deserves more weight than most buyers give it. Sarasota Memorial Health Care System operates the main Sarasota campus plus a Venice campus, which is the practical hospital for much of Wellen Park. Lakewood Ranch Medical Center on State Road 70 serves the Lakewood Ranch and east Bradenton corridor.
If you or a spouse have an established specialist relationship, map the actual drive from the specific neighborhood you are considering to that specific practice before you fall in love with a floor plan. Twenty minutes on a Tuesday in September is a different drive in February.
All three are inland and largely mapped outside the highest-risk coastal zones, but flood zone is assigned per parcel, not per community, and Zone X does not mean zero risk. Sarasota County and Manatee County both have parcels in Zone AE well inland along creeks and drainage ways.
FEMA's Risk Rating 2.0 methodology prices flood insurance on the individual structure, using distance to water, elevation, foundation type and replacement cost, rather than simply on the zone letter. That is why two homes in the same community, both in Zone X, can be quoted very different premiums.
Practical guidance for these three communities. Get the flood zone determination and, where available, an elevation certificate before your inspection period closes. Ask for the actual current premium from a carrier, not an estimate from a listing sheet. If a neighborhood sits near a preserve, a lake system or a drainage easement, treat that as a reason to look closer rather than a reason to walk away.
Florida's homestead exemption removes up to fifty thousand dollars of assessed value for qualifying primary residences, and the Save Our Homes cap then limits annual assessed value increases to three percent or the change in CPI, whichever is lower. This applies identically in all three communities, but the millage rate applied does not.
The mechanics are the same statewide. The first twenty five thousand dollars of the exemption applies to all taxing authorities. An additional twenty five thousand dollars applies to assessed value between fifty thousand and seventy five thousand dollars, and it does not apply to school district taxes. Portability lets you carry accumulated Save Our Homes savings, up to five hundred thousand dollars, to a new Florida homestead.
Where the three communities diverge is the millage stack. A Wellen Park home pays City of North Port millage in addition to Sarasota County millage. An unincorporated Lakewood Ranch or Skye Ranch home does not pay a city millage. Layer the CDD on top and the ranking can invert relative to what the sticker price suggests.
Millage rates are set annually by each taxing authority and they change. We do not publish a rate here that would be stale by the time you read it. Beyond Realty runs the actual current tax estimate for the specific parcel, including CDD, using the county property appraiser's data.
Choose Lakewood Ranch if you want depth of amenities, resale choice and two established town centers. Choose Skye Ranch if you want newer construction with a K-8 school inside the community and the shortest drive to Siesta Key. Choose Wellen Park if you want the most home for the money and a walkable downtown.

The mistake is comparing list prices instead of comparing total monthly carrying cost. Two homes advertised at the same number can differ by hundreds of dollars a month once CDD, HOA, insurance and millage are stacked.
Insurance is the variable that has moved the most in recent years across Southwest Florida, and it varies by roof age, roof material, construction type, wind mitigation features and distance to water. A 2024 build with a new roof and current wind mitigation credits underwrites very differently from a 2003 build in an established village, even in the same ZIP code.
Before you compare communities, ask for four numbers on each specific address you are seriously considering. The CDD assessment from the tax roll. The HOA dues, including any sub-association. A current insurance quote, not last year's. The estimated tax bill at your purchase price with homestead applied, since Save Our Homes resets on transfer.
Both. Lakewood Ranch spans the county line, which is why buyers get confused. Villages north and east of the line, including much of the Main Street area in 34202 and 34211, sit in Manatee County. The Waterside area in 34240 sits in Sarasota County. This determines your school district, your county millage rate, your property appraiser and where you file for homestead exemption. Two homes a short walk apart can be in different counties, so confirm the county for the specific parcel rather than assuming from the mailing address.
Yes. Both carry Community Development District assessments, and so does Lakewood Ranch. The assessment appears on your annual property tax bill, not your HOA invoice, and it usually has a debt service component that eventually retires plus an operations and maintenance component that does not. The amount is parcel-specific and changes when a district refinances. Skye Ranch. It sits at Clark Road and Lorraine Road, and Clark Road runs west and becomes Stickney Point Road, which carries the south bridge onto Siesta Key. In normal conditions that is roughly a twenty five to thirty five minute drive. Wellen Park is closer to Manasota Key and Englewood Beach, typically twenty to thirty minutes. Lakewood Ranch is closest to Anna Maria Island and Lido Key. Season traffic from January through April lengthens all of these, and the Stickney Point bridge backs up on weekends year round.

Wellen Park generally delivers the most square footage per dollar of the three, largely because it sits farther south in North Port and farther from the airport and downtown Sarasota. That value is real, but it is not free. You pay City of North Port millage on top of Sarasota County millage, and you accept a longer commute north. Skye Ranch sits in the middle. Lakewood Ranch commands a premium for established infrastructure and resale depth. The honest answer depends on what your daily driving actually looks like.
