Saravela is GSP Development's first Sarasota project, designed by Kimmich Smith Architecture with interiors by ID & Design International and furnishings by Steven G. It sits on North Tamiami Trail at the northern edge of downtown, between the Rosemary Arts District and the bayfront, a few blocks from The Bay park and the Van Wezel Performing Arts Hall. The tower will hold 282 residences across 19 floors: one- to four-bedroom condominiums from 667 to 2,086 square feet, a penthouse collection, a limited group of two-story townhomes, and ground-floor retail. Every residence is delivered furnished, with Italian cabinetry by Arrex Cucine, Sub-Zero refrigeration, floor-to-ceiling glass, terraces and VillaControl smart-home technology.

Saravela's program is centralized and run on site, not through a third-party manager. In practice that means:
For a limited time the developer is also offering a Preferred Purchaser Program with a two-year leaseback on select residences, governed by a separate agreement. After the leaseback ends, association fees and property taxes are the owner's responsibility. We review that agreement, the rental program terms and the estimated budget with every client inside Florida's 15-day cancellation window. Rental income projections from any source, including the developer, are estimates only.
We track every new condominium project in downtown Sarasota on our New Construction page. Against that field, Saravela is different on three points. First, price of entry: most new downtown towers start well above $1 million and are marketed to buyers spending $2 million to $5 million, while Saravela starts in the $900s. Second, rental policy: the other new towers generally restrict leases to 30, 90 or 180-day minimums; Saravela permits three nights. Third, delivery: most towers deliver unfurnished with finish selections, while Saravela is turnkey. What Saravela is not is the largest residence in downtown. If you want 3,500 square feet on the bayfront with a private elevator, that is a different building and a different budget, and we will show you both.

From 430 N Tamiami Trail you can walk to The Bay park, the Van Wezel, the Rosemary District's restaurants, Main Street, the Sarasota Opera, the Saturday farmers market and Marina Jack. Saravela's complimentary jitney runs to St. Armands Circle and Lido Beach across the Ringling Bridge, so residents get a beach day without a car. Siesta Key is about 20 minutes, Sarasota Bradenton International Airport about 15. It depends on your use. Saravela's advantages for an income-minded owner are legal short-term rentals in a location with very little legal short-term supply, turnkey furnishing, and a professionally run on-site program. The offsets are association fees for a full-service building, the program's revenue split and cleaning costs, and the fact that rental income is not guaranteed. We model the ownership cost and a conservative income scenario for every client before contract, and we recommend treating the developer's projections as one input rather than the basis for the decision.
Yes. Participation in the rental program is optional. Many buyers use Saravela as a full-time or seasonal residence with no rental activity at all.
Yes. Owners in the program block their own dates in the owner app and the residence is rented around them.

Saravela's own on-site rental management team, not an outside company. The team handles marketing, pricing, guest screening, check-in, housekeeping, maintenance and owner reporting.

The developer prices residences from the $900s. Residences listed in the Sarasota MLS ranged from about $998,000 for a one bedroom to $3,445,000 for a three-bedroom penthouse-level residence as of September 2026. Current pricing by floor is available through our Saravela page.
Deposits follow the developer's purchase agreement and are staged over the construction period. Under Florida law the first 10 percent must be escrowed; amounts above that may be used for construction if the contract allows. We walk through the exact schedule with you before you sign.
Saravela is in pre-construction sales with the sales gallery open at 430 N Tamiami Trail. The developer updates the construction timeline as the project advances; we share the current schedule and the contract's outside completion date with every buyer we represent.
Yes. Saravela is designed as a pet-friendly building with a dog play area, an indoor dog run, a dog wash and dog walking and pet sitting services. Specific pet rules are set in the condominium documents.
Saravela has a valet-serviced indoor garage with EV charging, guest parking and a car wash area. Parking assignments and any associated costs are specified in the purchase agreement and condominium documents for each residence.
Rental income is taxable, and short-term stays in Sarasota County are subject to state sales tax and the county tourist development tax, which the rental program remits on the owner's behalf. Owners should consult a CPA on income tax treatment and depreciation.
Yes. There are no residency requirements. Beyond Realty handles video presentations, floor plan review, document review and remote closings for buyers outside Florida.
