Buying a home in Sarasota, Lakewood Ranch, or anywhere across Manatee and Charlotte Counties is a dream for many. From the beautiful Gulf Coast lifestyle to top-rated schools and vibrant communities, it’s no wonder people are eager to put down roots here.
But let’s talk about the elephant in the room: the down payment.
If you’ve been putting off your home search because of down payment fears, you’re not alone—and you may be worrying more than you need to.
It’s time to bust some myths and give you the real facts about down payments in Southwest Florida’s real estate market.
Most people believe they need to save 10%–20% of a home’s purchase price to qualify for a mortgage. In reality, that’s just not true.
This one stops a lot of people in their tracks. A recent poll from Morning Consult and NeighborWorks shows 70% of Americans think they need to put at least 10% down to buy a home. And 11% aren’t sure what’s required at all (see graph below):
According to the National Association of Realtors (NAR), first-time homebuyers nationwide typically put down just 6% to 9%. But here’s where it gets even better for local buyers:
FHA Loans: Require as little as 3.5% down
VA Loans: Often require no down payment at all
USDA Loans: Available in some parts of Charlotte County, may also require zero down
That means if you’re buying in areas like North Port, Parrish, or Venice, you may have more affordable options than you think.
While saving for a down payment is important, it doesn’t have to take forever. With a clear financial plan and realistic goals, many buyers in Manatee and Sarasota counties are able to save enough faster than expected.
According to a new study, the amount of time varies depending on where you live. The map below shows, on average, how many years it takes to save up for a 10% down payment based on typical home values and income levels in each state (see map below):
And remember—you don’t always need 10% or more.
There are also local and state-funded down payment assistance programs that can cover a portion (or all!) of your required down payment, depending on your income, profession, and location. These can help you buy a home in areas like:
Sarasota
Lakewood Ranch
Bradenton
Port Charlotte
Englewood
Myakka City
Punta Gorda
This might be the biggest myth of all.
Right here in Florida, thousands of homebuyers each year take advantage of down payment assistance (DPA) programs, grants, and community-based homebuyer support. Yet a recent study shows that nearly 40% of Americans don’t even know these programs exist.
Whether you’re a first-time buyer, veteran, teacher, or first responder, you may qualify for a range of DPA options, especially in areas like Charlotte and Manatee Counties, where housing initiatives aim to help more residents become homeowners.
💡 Pro Tip: Reach out to a real estate expert who understands the local Sarasota housing market and can connect you with mortgage professionals familiar with these programs.
If the down payment has been the biggest hurdle between you and homeownership in Sarasota, Lakewood Ranch, or the surrounding areas—let’s talk.
You might not need as much as you think. With FHA, VA, and local assistance programs available across Sarasota, Manatee, and Charlotte Counties, your dream home could be within reach sooner than expected.
