Why Sarasota buyers choose gated

The most common reasons we hear from buyers, in order:

1. Security and peace of mind. Particularly for snowbirds and out-of-state buyers who leave homes vacant for months at a time. A gated entry plus 24/7 security patrol means meaningfully fewer break-ins and package thefts.

2. Maintenance bundled in. Most gated communities include exterior lawn, irrigation, mulch, and sometimes exterior paint and roof cleaning in the HOA. For owners who don't want to manage a yard team or coordinate with vendors, this is the lifestyle solver.

3. Amenities at scale. A single home can't justify a 25-meter pool, a clay pickleball court, an event lawn, and a fitness center. A community of 600 homes can. The amenity quality you get inside a top-tier gated community is hard to replicate.

4. Resale value protection. Strong HOAs maintain consistent landscaping, paint colors, and architectural standards. The neighborhood doesn't get one out-of-place house lowering the comp set. This shows up in resale velocity and price.

5. Sense of community. Active social calendars, clubs, and shared spaces create the sense-of-place that's harder to find in a non-gated tract neighborhood.

Country Club East at Lakewood Ranch. Gated and gate-card-controlled. Custom and semi-custom homes from $900K to $4M+. Country Club at Lakewood Ranch membership available (separate from HOA). Cul-de-sac lots, mature landscaping, walkability to Country Club East amenities.

The Lake Club at Lakewood Ranch. Gated, very private. Custom homes from $1.5M to $5M+. Smaller community with concierge-style amenity service.

Founders Club. Gated golf community in Sarasota. Custom homes from $1M to $3M+. Robert Trent Jones Jr. golf course. Quiet, mature, fewer than 250 homes.

What to verify before you buy in any gated community

1. Total monthly carrying cost. HOA + CDD + insurance + property tax + utilities + golf membership (if required). Some gated communities can carry $2,000+/month in HOA-related expenses on top of mortgage. Always run all-in math before offer.

2. Reserve study. Florida law (post-Surfside) requires structural integrity reserve studies for many condo associations and increasingly for HOAs. Ask for the most recent study and the reserve funding status. Underfunded reserves mean future special assessments.

3. Insurance approach. Many gated condo communities have master insurance policies. Understand what's covered by master vs. what you need on your individual policy (often the H06 walls-in policy).

4. Rental rules. Most gated communities restrict short-term rentals. Some prohibit any rentals; some allow only annual leases. If you might rent in the future, verify before purchase.

5. Pet rules. Weight limits, breed restrictions, leash rules, designated pet areas. Common in gated communities.

6. Golf membership requirements. Some gated golf communities (Lakewood National, Sarasota National) bundle membership with home purchase — non-optional. Others (Country Club at LWR, Founders Club) make it optional and selectable. Material cost difference.

7. Capital contribution at purchase. Many gated communities charge a one-time capital contribution at closing of 0.25%–1% of purchase price. Earmarked for community capital reserves.

Positive: Gated security can lower homeowners insurance premiums slightly (typically 2–5%). Several Florida insurers offer security-system and gated-community discounts.

Negative: Many gated communities are in newer master-planned developments which fared well in recent hurricanes. But others — particularly older Sarasota gated communities — are in flood zones that drive flood insurance premiums up. Always check the FEMA flood zone for the specific address.

How to choose: a decision framework

Three filters that narrow the choice fast:

Filter 1: Price-driven or lifestyle-driven? If your top constraint is monthly carrying cost, focus on Polo Run, Indigo, Mira Lago, Greenbrook. If lifestyle (golf, country club, prestige) is the top driver, focus on Country Club East, The Lake Club, Founders Club.

Filter 2: Active-adult or all-ages? 55+ communities (Del Webb, Cresswind, Brightmore, Boca Royale) self-select for residents. Are all Lakewood Ranch communities gated? No. Some Lakewood Ranch villages (older sections) are non-gated. Newer master-planned villages (Country Club East, Lake Club, Esplanade, Polo Run, Lakewood National, Cresswind) are gated.

What's the typical HOA in a Sarasota gated community? Range is enormous — $150/month at the lower-amenity end to $1,000+/month for full-amenity country clubs. Always look at HOA + CDD combined.

Can guests come through the gate? Yes — typically by phoning the gatehouse or by pre-registering visitors online. Most gated communities have apps now for this.

Is a 24/7 manned gate worth more? Worth it for some buyers, not others. Manned gates have higher HOA cost. Unmanned card/RFID gates are cheaper but offer less security visibility. Most country club communities have manned; most newer communities have card.
