We walked and filmed the M/I Homes models at Seaire earlier this month, including the Coral XL. Buyers watching those videos kept asking the same question: what about the other builders? Seaire has eight of them, and the one generating the most curiosity right now is Perry Homes, because most Florida buyers have never heard the name. Perry has built more than 73,000 homes in Texas since 1967 and only entered Florida in 2024, so there is no track record here to compare against, and the sales gallery is the only place most people can get answers. This post, and the video tours that go with it, are our attempt to give you those answers before you walk into a builder's office and get registered as their lead.
Perry Homes was founded in Houston in 1967 by Bob Perry and has been family-owned and operated for its entire history. It is led today by Kathy Perry Britton, the founder's daughter, and is recognized as one of the largest woman-owned homebuilders in the country. Perry builds in Houston, Austin, Dallas-Fort Worth and San Antonio in Texas, and since 2024 in Tampa Bay, Orlando, Southwest Florida and Jacksonville. The company reports a 95 percent customer satisfaction rating from post-closing homeowner surveys over the last twelve months. In Texas, Perry's reputation is for wide, open floor plans, high ceilings and included features that other builders charge for as options, and that is exactly what shows up in the Seaire models.
Perry's model home and sales center at Seaire is at 8113 Wild Coast Trail, open Monday through Saturday 10 to 7 and Sunday 12 to 7. A few things stood out on camera.
Ceiling height and entry. Perry's one-story designs open with an extended entryway under a tray ceiling up to 12 feet. On a 50-foot lot that makes the house feel considerably larger than its square footage, and it is standard rather than an upgrade.
The primary suite. French or double doors into the bath, dual vanities, a freestanding tub, a glass-enclosed shower and, on most plans, two walk-in closets. Design 2566F even gives the primary closet direct access to the laundry room.
Secondary bedrooms with their own baths. Design 2200F puts a private bath and walk-in closet on both secondary bedrooms, which is unusual at this price and ideal for multigenerational buyers or frequent guests.
Kitchen and family room. Every plan has an island with built-in seating and a walk-in pantry, and the family room runs to full-width sliding glass doors onto a covered lanai. The larger plans add a home office off the entry and a guest suite.
Three-car garages. Standard on Designs 2200F, 2262F and 3024F. Most 50-foot-lot builders do not offer a third bay at all.
As of September 18, 2026 Perry has eight completed or near-complete homes at Sanctuary at Seaire. The one that matters most for value buyers is 7910 Bon Air Way: a finished, never-lived-in 2,200-square-foot one-story with three bedrooms, three full baths and a three-car garage, listed at $499,900 after a $178,000 reduction from its original $677,900. That works out to about $227 per square foot, which is well below Perry's own $633,900 base price for the same design built to order. The other seven homes range from $574,900 to $724,900 and deliver between September and December 2026, with original list prices $62,000 to $147,000 higher. To-be-built designs start at $614,900 base. Perry is also advertising up to $50,000 in Flex Cash on select homes in the Tampa region, which can go toward closing costs, a rate buydown or options depending on the home. This is the comparison most of our clients end up making, because M/I and Perry are the two builders at Seaire with the most finished inventory right now. M/I builds on Seaire's larger 60- and 70-foot homesites, including the Coral XL and Gulf Stream designs we toured, with current inventory from the mid $500s to about $950,000. Perry builds on 50-foot homesites with finished homes from $499,900. If you want the biggest lot, the widest house and a pool-ready backyard, M/I wins. If you want the most finished house per dollar, standard ceiling height and bath finishes that M/I charges for, and a three-car garage on a one-story plan, Perry wins. Both share the same lagoon, the same schools and the same community fees. Beyond the purchase price, every Seaire home carries a master homeowners association fee, a Community Development District assessment on the annual Manatee County property tax bill, and a monthly lagoon membership fee. These vary by builder section and homesite, and they are the numbers most buyers forget to ask about until closing. We pull the exact HOA, CDD and lagoon figures for any specific Perry home before you write an offer and put them into a full monthly payment estimate alongside taxes and insurance. Perry's Flex Cash and any negotiated closing credit go into the same estimate so you can compare a Perry home against an M/I home, or against a resale in Parrish, on the actual monthly number.

Perry welcomes buyer's agents and pays our compensation, so representation costs you nothing. The one rule is timing: contact us before you visit or register with the Perry sales center, because builders only honor representation when the broker is named at your first contact. From there we schedule the tour, walk the inventory with you or on video if you are out of state, negotiate the price and incentives, review the purchase agreement and the HOA and CDD documents, arrange an independent inspection even on a new home, and manage the process through closing. Relocation buyers from the Northeast and Midwest make up a large share of Seaire purchasers, and we close remotely with a mobile notary or remote online notarization on a regular basis.
