Many renters across Sarasota, Lakewood Ranch, Manatee County, and Charlotte County want to buy a home but believe they can’t.

National data supports this concern. A Bankrate survey found that 42% of Americans believe you need excellent credit to qualify for a mortgage. When renters are asked why they haven’t purchased yet, “my credit isn’t good enough” is one of the most common responses.

In reality, there is no single credit score requirement that applies across all mortgage lenders.
According to FICO, the organization behind the most widely used credit scoring model:
“While many lenders use credit scores like FICO Scores to help them make lending decisions, each lender has its own strategy, including the level of risk it finds acceptable. There is no single ‘cutoff score’ used by all lenders, and there are many additional factors that lenders may use…”
Mortgage approval depends on a broader financial picture, including:
Income and job stability
Debt-to-income ratio
Down payment amount
Loan program selection (FHA, conventional, VA, etc.)
Property type and location
Many buyers in Sarasota and Lakewood Ranch qualify by pairing the right loan program with the right lender even if their credit score isn’t perfect.
Real estate and financing are not one-size-fits-all, especially in Florida’s Gulf Coast markets.
Buying a condo in downtown Sarasota, a single-family home in Lakewood Ranch, or a property in North Port or Port Charlotte can involve different lending rules, HOA requirements, and pricing dynamics.
