Scroll through social media, and it’s easy to see the blame game: why are homes in Sarasota, Lakewood Ranch, and surrounding areas so expensive? Many point fingers at big investors as the culprits.
A national survey found that nearly half of Americans (48%) believe investors are driving up home prices (see graph below).
But the data tells a different story.

Investors do have a presence in the housing market, especially in certain neighborhoods, but they’re not buying up all the homes. Nationwide, only about 2.8% of home purchases last year were made by large investors owning 50 or more properties. That means 97% of homes in Sarasota, Lakewood Ranch, and other areas were bought by everyday buyers like you and me.
Danielle Hale, Chief Economist at Realtor.com, confirms:
"Investors do own significant shares of housing in some neighborhoods, but nationwide, the share of investor-owned housing is not a major concern."
So if it’s not investors, what’s driving Sarasota and Lakewood Ranch home prices higher?
The real reason homes are so expensive comes down to a simple economic fact: there aren’t enough homes to meet demand.
Robert Dietz, Chief Economist at the National Association of Home Builders (NAHB), explains:
"The fundamental driver of housing costs is the shortage itself—there’s a mismatch between the number of households and the actual size of the housing stock."
In Sarasota, Lakewood Ranch, Manatee, and Charlotte counties, high demand and limited inventory have pushed home prices upward. As more homes hit the market, buyers will have more options and affordability may improve (see map below).
It’s easy to assume investors are behind rising home prices in our area, but the reality is that the market simply needs more homes. Inventory is gradually increasing, and with it comes better opportunities for buyers in Sarasota, Lakewood Ranch, and nearby communities.
