A clear trend is emerging in the Southwest Florida real estate market — more buyers in Sarasota, Lakewood Ranch, and the surrounding Manatee and Charlotte counties are choosing newly built homes. And it’s not just because of sleek designs or smart-home technology.
Builders are offering major incentives to attract buyers — and the deals are hard to ignore. Across the U.S., new home sales have reached their highest level in over two years (see graph below).
Right now, there’s a surge of new construction inventory across Sarasota, Lakewood Ranch, North Port, and Port Charlotte. With more homes available, builders are eager to sell — giving buyers more choices and stronger negotiating power.
That’s why buyers across Southwest Florida are taking advantage of incentives like:

According to Zonda, nearly 6 in 10 new home communities are offering incentives on to-be-built homes, while over 75% of builders are doing the same for quick move-in homes already built and ready for occupancy.
As real estate analyst Nick Gerli points out:
“Builders are adjusting to the realities of the current housing market. They’ve cut prices 13 percent from peak and are giving generous mortgage rate buydowns on top of that.”
In other words, builders are motivated — and that creates opportunity. Whether you’re buying in Lakewood Ranch’s master-planned communities or exploring new builds in Parrish, Venice, or Punta Gorda, now could be the most favorable time to explore your options.

According to Robert Dietz, Chief Economist at the National Association of Home Builders (NAHB):
“There are currently 621,000 single-family homes under construction, down 3.7% from a year ago — the lowest level since early 2021 as builders pull back on supply.”
That means the number of available new homes in Sarasota and Lakewood Ranch may soon decline, making now one of the best times to secure your dream home at a great price.
